What is Delta Coves? 
Delta Coves is a new-home community that caters to water-loving families with exceptional facilities, fun activities, and a premier location on a 145-acre lagoon in the California Delta. Developed by DMB Development, LLC and managed and operated by Cohere, Inc., Delta Coves features 461 waterfront residences, each with a private dock for launching boating adventures in the Delta’s 1,000-plus miles of waterways. Celebrating the region’s laid-back lifestyle, Delta Coves is also home to the Island Camp, a 15,000-square-foot communal hub designed by architectural firm Hart Howerton and complete with a clubhouse, fitness center, swimming pool, event lawns, mini-beach, and picnic pavilion.

Where is Delta Coves located?
Delta Coves is poised along the canals of the California Delta on Bethel Island in Northern California’s Contra Costa County. The largest freshwater estuary on the West Coast of the Americas, the Delta is an intricate network of rivers, canals, and sloughs that connects the Sierra Nevada range with the Pacific Ocean. Famed for its agriculture, the region is also a critical habitat for a range of wildlife and a world-renowned destination for waterskiing, fishing, and other watersports.
Delta Coves’ prime location on a man-made lagoon sits at the gateway to the Delta’s 1,000-plus miles of waterways and 740,000 acres of natural preserves. The canal-front setting and the region’s warm, Mediterranean-style climate set the stage for an active lifestyle that revolves around the water—and Delta Coves is just 10 minutes from the Delta’s fast water by boat.
By car, the community is about 55 miles east of San Francisco, 70 miles northeast of Silicon Valley, 60 miles southeast of Napa Valley, 50 miles east of Oakland, and 30 miles east of Walnut Creek. Additionally, BART’s new Antioch Station, which is only eight miles away, offers easy access to the Bay Area.

What makes delta coves unique?
Delta Coves is unlike anything else on the Delta—and the Delta is unlike anything else on Earth. The first community of its kind in the region, Delta Coves will also be the last, as there is no other development being permitted in the area.
Delta Coves is distinguished by the quality of its residences and amenities—including the Island Camp Club and the swimmable lagoon—as well as its unparalleled location and unique, water-centric community programming. It’s the only new community with direct access to the Delta’s fast water, so while most developments require a long commute to reach the skiing sloughs, Delta Coves offers the equivalent of a backstage pass to the action.

What is the management structure?
The community and Island Camp are managed as one master-planned development and one association governed by the Master Declaration of Covenants, Conditions, Restrictions and Reservation of Easements [CCREs].

What are the club membership/HOA dues?
To help ensure the vision and integrity of the community stay intact, Delta Coves is managed by a California nonprofit organization, Delta Coves Maintenance Corporation, Inc. (DCMC). For 2023, the DCMC Master Association Assessment fees are $375 per month.  Click here to learn more.

What is the club membership model?
Membership means you are automatically a member of the Island Camp through your HOA dues.

Is the community gated?
Delta Coves is a gated community and  surrounded by perimeter fencing. The entrance to the private residents club Island Camp is also gated.

What are the CFD fees?
Approximately $4,000-$7,000 annually, depending on home value on top of assessed property tax. The purpose of the CFD is to finance public infrastructure improvements benefiting property owners in Delta Coves. The acquisition and construction of these improvements is financed through the CFDs’ issuance and sale of general obligation bonds (“GO Bonds”. GO Bonds are repaid from the proceeds of CFD property taxes assessed to the property owners in Delta Coves. The CFDs have a beneficial impact on property owners within Delta Coves because the CFDs’ ability to issue bonds and utilize bond proceeds allows the earlier construction of some infrastructure and, in some cases, facilitates the provision of amenities that otherwise might not be available.

What are my options for cable and Internet?
AT&T and/or Comcast.

Where do I launch my boat?
There are several launching facilities that also sell gasoline throughout Bethel Island. Sunset Harbor (1 mile), Sugar Barge (2 miles), Bethel Harbor (2.5 miles), Russo’s Marina (2.5 miles).

How many boats can I have?
As many as will fit on your dock and within your lagoon zone. Lagoon zone boundaries are available upon request.

Where do I store my boat in the winter?
Dry-dock storage is available on Bethel Island. You are also permitted to install a HydroHoist® or boat lift if you prefer to store on your dock.*
*After approval from the Delta Coves’ design review committee.

Are there extra boat slips available if I can’t fit my boat on my dock?
Yes, additional dock space will be available in the future at the Island Camp for a fee, the largest being 16×45 feet depending on availability. Island Camp may also have side tie berths available for larger vessels in the future.

Where will my friends park their boats?
At your dock or at one of several visitor’s slips at the Island Camp.

What size boat can my dock accommodate?
Dock and slip sizes vary from lot to lot. Each lot will have its own lagoon zone and it’s up to the homeowner to determine maximum boat size. Single Finger Dock at Homesites can accommodate up to 32 ft vessel as long as it is within mooring and setback limitations. (Lagoon zone site plans can be obtained from your builder.)

How big can my dock be?
Dock upgrades are available based on the residential design guidelines in different sizes depending on lot, location, and mooring limits.

Where can I get a map of the Delta?
Delta Maps are available at many of the local businesses, including the Sugar Barge, and online.
